Blue Notice organizes and explains public property, assessment, and sales information. We do not provide legal advice or representation, perform an appraisal, offer an opinion of value, act as a tax representative, or file documents for you. No attorney-client, appraiser-client, fiduciary, or representative relationship is created.

You remain responsible for filing

Submitting an intake to Blue Notice is not an appeal filing and does not open, extend, satisfy, or preserve any deadline. You are solely responsible for verifying the deadline on your notice, following the county’s requirements, selecting what evidence to submit, and filing on time.

Check the current Lake County filing information directly. If fewer than three business days remain, do not rely on our standard turnaround.

Eligibility and authority

Intake is limited to an individual owner or taxpayer submitting information about their own Lake County single-family home. You confirm that you have authority to share the information and documents you upload. We may decline matters outside this scope or direct you to official or professional resources.

Verdicts and paid packages

The launch verdict is free. After a favorable review, we may offer an already-prepared PDF report and Excel evidence workbook for $249, or $495 when the notice’s verified full fair cash value exceeds $1.5 million. A package offer is not guaranteed. Successful payment unlocks the approved files; payment does not purchase representation or guarantee a filing outcome.

Our results target is 5 p.m. Chicago time on the second business day following completed intake, excluding weekends and observed US federal holidays. This is a service target and does not modify any county deadline. The account shows the purchase cutoff and the date download access expires, 90 days after initial results publication. Corrections and purchases do not extend that access period.

Refund requests are reviewed case by case through our business inbox. There is no automatic refund guarantee. A successful full refund ends future package-download access; it cannot recall files already downloaded. Any rights provided by applicable law remain.

No promised outcome

Public records can be incomplete, inconsistent, delayed, or inaccurate. We identify known sources and material uncertainties, but we cannot guarantee their accuracy. Any savings or tax effects are estimates. The Lake County Board of Review and other government bodies control their own decisions, and outcomes vary.

Acceptable use

You agree to provide information you reasonably believe is accurate, not upload malicious or unlawful material, and not misuse the site or another person’s information. You retain ownership of your materials and permit us to use them only to provide, secure, and administer the service.

Service availability

We may correct, suspend, or discontinue the service. Turnaround statements are service targets rather than guarantees and never modify a government deadline. To the extent permitted by law, the service is provided as available without warranties of a particular appeal result.
